Anna's Planning & Zoning Commission will take up a proposed rewrite of the zoning rules for Liberty Hills, the large master-planned community now under construction west of U.S. 75, when it meets Monday, Nov. 2.
The commission's agenda, posted on the city's meeting portal, lists a public hearing on a request to modify the Liberty Hills planned development, adopted in 2024 as Ordinance No. 1111-2024-08. According to the agenda, the changes would reduce the multifamily entitlements the zoning allows, amend the rules for subdivision signs and specify which uses require a specific-use permit.
The agenda does not say how many multifamily units the current zoning permits or how many would remain, and the staff report had not been published with the agenda as of Thursday. Zoning amendment exhibits and legal descriptions are listed as attachments to the item. The commission's vote is a recommendation; zoning changes go to the City Council for a final decision.
Veritas Communities broke ground on Liberty Hills on Oct. 8. In its announcement, the developer described an 866-acre community between Rosamond Parkway and Mantua Parkway with more than 1,800 homes and a commercial area at U.S. 75 and Rosamond.
Second hearing
Commissioners will also hold a hearing on adding a tract of about 0.46 acre, roughly 780 feet north of County Road 284, to the existing Crystal Park planned development.
