By the numbers

Zillow listed the median list price at $351,215 as of June 30, 2026. Redfin's median sale price was $351,285 in May 2026. Zillow's average home value was $345,029. Zillow said homes went to pending in around 39 days as of June 30, 2026.

Freddie Mac's Primary Mortgage Market Survey put the average 30-year fixed-rate mortgage at 6.49% as of July 9, 2026, up from 6.43% a week earlier and below 6.72% a year earlier.

What changed from last year

Redfin's year-over-year sales count increased from 203 to 213. Redfin average days on market rose from about 80 days to 99 days. Redfin's median sale price was down 3.5% from a year earlier.

Zillow's June 30, 2026 inventory figure and Redfin's May 2026 sold-home figure measure different parts of the market: active supply versus closed transactions. This report keeps those figures separate because they do not describe the same set of homes.
