The ongoing expansion in North Texas, particularly in cities like Frisco, is creating significant challenges for home ownership. Frisco has transformed from a town of around 33,000 at the turn of the century to a bustling city with over 200,000 residents. This growth has also extended to newer areas such as Celina and Prosper, where home affordability remains more attainable for buyers.
The Dallas-Fort Worth metroplex, now the fourth-largest in the United States with approximately 8.5 million residents, continues to attract newcomers, adding over 100,000 people annually. Celina was noted as the fastest-growing city in the country, with nearly 25% growth in a single year.
Corporate relocations have played a significant role in this growth, with 119 companies moving or expanding in the region in 2025. However, as demand for housing increases, home prices have surged, with the median home price in the area reaching around $400,000. This rise in prices has outpaced income growth, leading to a widening gap that many potential buyers cannot bridge.
With rising mortgage payments and escalating home insurance costs, many first-time buyers and renters are finding it increasingly difficult to secure affordable housing. As a result, families are pushed further from urban centers into smaller towns, which are now experiencing rapid growth themselves.
