Anna's planning staff approved plans for two new commercial sites and a sizable batch of new home lots in the last week of September, according to the director's report in the packet for Monday's Planning & Zoning Commission meeting.

What staff approved

  • A 7-Eleven at FM 455 and Leonard Drive. A revised site plan (SP 26-0021) for Lot 2R of the E. White Street/Leonard Trails Commercial addition was stamped approved by the Planning Department on Sept. 29. The plan sheet lists Darwood Partners of Fort Worth as developer and a gross site of about 2.9 acres.
  • An oil-change facility. Site plan SP 26-0020, approved Oct. 1, shows a one-story, 1,460-square-foot oil-change building on a 0.40-acre lot, with Driven Brands Inc. listed as lessee. Survey benchmarks on the drawing sit in West White Street.
  • Leonard Trails Phase 2. Development Services approved a plat on Sept. 28 dividing 47.6 acres owned by Qualico Developments (U.S.) Inc. into 181 home lots, 45 in the SF-60 category, 57 in SF-72 and 79 in SF-Z, plus 10 common-area lots. The land sits north of Leonard Trails Phase 1.
  • A Cedar Ridge Estates amenity center. A site plan for an amenity center with a pool on Sand Piper Lane, and a replat combining three lots for it, were approved Sept. 28.

The approvals are listed under the director's monthly report, not among the items up for a vote.

On Monday's agenda

Commissioners will hold a public hearing on rezoning a half-acre lot at 219 E. White St. from single-family residential to local commercial. The owner is remodeling the existing house to meet commercial standards, the staff report says.

Staff found the request consistent with the city's comprehensive plan, which designates that stretch of White Street for adaptive reuse such as converting homes to small businesses, and recommends approval. If the commission acts, City Council is tentatively set to take it up Oct. 27.

The meeting begins at 6:30 p.m. Monday, Oct. 5, in the council chambers of the Anna Municipal Complex, 120 W. Seventh St. Residents who want to speak on an agenda item fill out a speaker form before the meeting starts.
