The construction of senior housing in the United States has fallen to its lowest level since 2012, coinciding with an increasing population of older adults. The National Investment Center for Seniors Housing and Care reported that fewer than 15,000 senior housing units were initiated in 2023, marking the fewest starts since 2010.
In North Texas, the population aged 60 and over is projected to rise significantly, from 573,265 in 2019 to 765,329 by 2024, an increase of 33.5%. This demographic shift is not matched by a corresponding increase in housing options, as occupancy rates have consistently risen, reaching 89.5% in the first quarter of 2026.
Lisa McCracken, head of research and analytics at NIC, indicated that rising costs for labor and materials have deterred builders from starting new projects. Consequently, the industry is currently delivering more units than it is beginning, which is leading to longer wait times for families seeking senior housing options.
The situation highlights a growing gap between the demand for senior living facilities and the available supply, creating challenges for families planning for their aging relatives.
